4TH Quarter Press Release for 2018

As you can see, 2018 was a great year for Infinity Commercial Real Estate. Deals of this size and complexity require expertise, intelligence and hard work. I am very proud of our family, as we continue to “punch way above our weight”. Congratulations to Sherri, John, Maria and Andrew. I know 2019 will be a year of prosperity for our clients and for us!  

On July 23rd, 2850 Greene Street, in Hollywood, Florida sold to Avid Asset Properties Hollywood, LLC, an entity controlled by noted New York Developer Stephen Samuels. This 60,000-foot building on a 2.5-acre site is directly across I-95 from Oakwood Plaza and the new Dania Point development. It is a fully air conditioned mixed- use property, containing 24’ clear distribution space, showroom and retail components, and second floor elevator served offices, as well as abundant parking.

The Sellers were represented by Ted Konigsberg, SIOR of Infinity Commercial Real Estate and the Buyer was represented by Jeff Cebula and Spencer Grossman of NAI Merin Hunter Codman. MR. KONIGSBERG IS CURRENTLY OFFERING INDUSTRIAL, OFFICE AND SHOWROOM PREMISES FROM 2,500 TO 60,000 SQUARE FEET FOR LEASE.


Sherri Beregovoy of Infinity Commercial Real Estate leased 62,920 SF at Prologis Beacon Lakes in Doral. This class “A” Industrial space is located at 1800 NW 129th Street, #115, Miami, FL 33182. Sherri represented the tenant, Excel Cargo Services, Inc. Prologis, the landlord, was represented by Brian Smith of JLL. This is a long term lease, but the terms cannot be publicly disclosed.

John Dohm, CCIM, SIOR, Infinity Commercial Real Estate represented promotional products icon Bullet Line in 2 separate lease transactions totaling 100,328 SF. On August 24th, 2018, Bullet Line (a division of Polyconcept NA) leased 50,328 SF at Centergate II, 5801 East 10th Avenue, Hialeah. An additional 50,000 SF was leased on November 1st, 2018 The Landlord was represented by Jose Juncadella, SIOR, and his son Sebastian Juncadella, of Fairchild Partners. John stated "Working with Jose and his family is a privilege and pleasure second to none; Jose is a true and consummate gentlemen."

On September 4th, 2018, Dash-Door & Closer Service, Inc. leased 35,113 SF at Goodman Industrial Center, 8800 NW 23rd Street in Doral. Sherri Beregovoy of Infinity Commercial Real Estate represented the Tenant. The landlord was represented by David Albert from CBRE. Sherri states "Dash Door is growing and expanding operations after 40 years in business in Miami. They were a pleasure to work with. We are glad to be apart of their plan for growth in the future." 

On September 15th, 2018, Roll-N-Lock Corp. (a division of Lund International), manufacturers of lockable truck bed covers, leased 23,297 SF from JD International Lighting in the JD Lighting Building at 681 SW 16th Terrace, Pompano Beach, Fl. John Dohm, CCIM, SIOR represented the Tenant, referred by fellow SIOR broker Bill Johnston of King Commercial in Atlanta. The Landlord was represented by SIOR members Tom O'Loughlin & Larry Genet of CBRE. 

On Friday, February 9th GRM Information Management Services Inc. leased 122,915 square feet from Warehomes Precision LLC at 15801 NW 49th Avenue in Miami. The tenant is a document management company controlled by Moshe Mana, the New York investor famous for his acquisitions and development plans in Wynwood and Downtown Miami. The landlord, Warehomes is controlled by Marcos and Jason Morjain, relatives of Sergio Rok, the well-known South Florida investor, landlord and developer.

GRM was represented by Rafael Villamizar of Vertical Strategies Real Estate and Warehomes Precision was represented by Ted Konigsberg, SIOR. Konigsberg stated, “This property is the past home of Warner Brothers Printing and Precision Trading, once one of the largest Hispanic owned companies in the United States. It is very well suited to its new occupants, and the principals on both sides worked very hard to make the timing work.”


Ted Konigsberg, SIOR, of Infinity Commercial Real Estate negotiated multiple leases at the Accesso One Building. This newly built, 5 story Class “A” office building is located at 100 N. Federal Highway in Hallandale, Florida. On May 16th, 1508 SF was leased to the Legal Consulting Group. On May 25th, 1833 SF leased to the Dermatology Boutique, P.A. and on August 8th, 1451 SF leased to Imperial Pharmacy. Ted represented the Landlord, Accesso Partners in all three transactions. The Legal Consulting Group was represented by Scott Minchew. Imperial Pharmacy and the Dermatology Boutique represented themselves. Konigsberg stated, “Accesso Partners has constructed a fabulous building, and the internationally acclaimed designer Celina Bentata has provided finishes and common area details that go way beyond anything prior seen in the Aventura/Hallandale office market.

Ted Konigsberg was awarded TOP 100 Office Transactions of 2018 by SIOR WORLD – WIDE!  


On Monday, April 2nd, Ted Konigsberg, SIOR and John Dohm, CCIM, SIOR of Infinity Commercial Real Estate leased the very last vacant space at the Palmetto Glades Center to The Ink Spot, Inc., The 2,574 SF commercial flex space is located at 761 NW 167 Street, Miami Gardens, FL 33169, fronting the Palmetto Expressway at the Golden Glades Interchange. It’s a stone’s throw from the new Top Golf facility in North Miami. Ted and John represented the Landlord, I-95 Palmetto, LLC, an affiliate of Mumford Properties, which owns commercial real estate assets across the US. The Tenant represented its own interests. Other notable tenants at the center include Sketchers and Nolte Kitchens.

THE PALMETTO GLADES CENTER HAS MULTIPLE VACANCIES COMING ON LINE DURING 2019!


On April 10th, 2018, Allstate Insurance renewed 1,040 SF of retail space at Varsity Square located at 3748 Davie Road. Ted Konigsberg, SIOR and John Dohm , CCIM, SIOR of Infinity Commercial Real Estate represented the Landlord. The Tenant represented its own interests.

On June 29th, Uceda Schools leased 2,600 SF for use as a private language school. Ted Konigsberg and John Dohm represented the Landlord. The Tenant was represented by Barry Katz of EFA Realty.

On November 20th, Blend Beauty Lounge leased 1,560 SF. Ted Konigsberg and John Dohm of represented the Landlord. The Tenant represented itself. 


On August 14th, 2018, Great Lakes Power Service Co. leased 11,463 SF from Schaefer Industries at the Schaefer Industrial Center, 3370 SW 13th Avenue, adjacent to Hollywood-Ft. Lauderdale Airport. John Dohm represented the Tenant, referred by fellow SIOR broker Bob Dikman of the Dikman Company in Tampa. The Landlord was represented by Jonathan Thiel of Berger Commercial. 

John Dohm , CCIM, SIOR of Infinity Commercial represented It's Just Lunch, which leased a 8,832 SF office space, one-half of the top 4th floor at Monarch Gardens, 14471 Miramar Parkway. The Landlord was represented by Mario Borda of Borda Commercial Real Estate. John has worked with IJL regarding this requirement since May of 2015. They took occupancy in September 2018 following an extensive 3 year search.

On May 14th, Uboxes, LLC leased 15,000 SF at 2201 SW 145 Avenue, Miramar, FL. John Dohm represented the Tenant. The Landlord was represented by Raydell Enriquez and Carlos Velasquez from Vivo Real Estate Group.  

On April 9th, 2018, Motion Industries, Inc. leased 11,010 SF from IDI Service Group at Miramar Centre Business Park, 2501 SW 160 Avenue. John Dohm, CCIM, SIOR of Infinity Commercial represented the Tenant, referred by Carey Gilbert, SIOR, and Edwin Moss of J.H Berry & Gilbert of Birmingham, Alabama. Motion Industries is part of the Genuine Parts, NAPA and SP Richards group of companies. . The Landlord was represented by Larry Dinner of CBRE. John says “This is our third renewal in 17 years. Working with Larry is such a pleasure that I’m looking forward to celebrating our 100th anniversary together, just a few more renewals down the road.”  

On Thursday, April 19, 2018, Ted Konigsberg, SIOR Infinity Commercial Real Estate represented New Latitude Capital Management in the sale of a +/- 9,800 square foot free standing industrial condominium building at the Golden Glades Commerce Park at 17401 NW 2 Avenue Miami, FL for $1,070,000. The Buyer, Maju Investments LLC, purchased the property for investment purposes. The buyer was represented by Miami ZYR Realty Inc. Ted stated, “This was the second time we sold this property. This 70,000 square foot, two building industrial condo redevelopment was brought to market just as the commercial markets were crashing in 2009. We leased up all of the vacant space, and subsequently sold each unit to individual owner/operators and investors. Units 108 and 109 were first leased, and then purchased by the operators of an indoor soccer business. The principals decided to close the business and sell, so this is the third deal we have been involved in with them!”

Corporate Park of Doral is an eight building, 190,000 SF office park located off 79th Avenue at NW 48th Street, in Doral. It is centrally located minutes away from the new Downtown Doral and Doral City Center and the Landlord is exclusively represented by Sherri and Andrew Beregovoy of Infinity Commercial Real Estate.

Sherri and Andrew have leased over ±43,538 square feet at Corporate Park of Doral in 2018, over ±33,700 square feet in 2017, and over ±25,000 square feet in 2016, taking the Park to just 7% vacancy! SHERRI AND ANDREW ARE OFFERING THE FEW REMAINING SUITES WITHIN THE PROJECT FOR LEASE.  


Sherri Beregovoy and Andrew Beregovoy of Infinity Commercial Real Estate negotiated the sale of two condo units at the Grand Turning Point Commercial Condo development at 16675 SW 117 Avenue, Miami, FL 33177 in two separate transactions. Sherri and Andrew represented the seller, a private trust. The Buyers are Owner/Operators who intend to relocate their businesses to the park.

On August 20th, 2018, the long-time home of Luraline lighting at 2388 NW 150 Street was sold and half of it was leased back to the owners of Luraline by the buyers. Ted Konigsberg of Infinity Commercial represented the sellers. The buyers, Tzvi Spalter and Isser Boyarski were represented by Zalmy Shapiro of Sotheby’s Realty. Mr. Konigsberg stated, “This building was under contract within 30 days of listing!”


On April 30th, 2018, Shikun & Binui America, Inc. leased 5,169 SF from 999 Ponce, Inc at Gables Cititower, 999 Ponce De Leon Blvd. John Dohm CCIM, SIOR represented the Tenant with assistance from the Miami-Dade Beacon Council. Shikun & Binui is Israel’s leading infrastructure and real estate company with operations in 20 countries and four continents. The Landlord was represented by Jorge Morales of Blue Box Realty. John says that “working with Jorge and the Lincoln Properties management team at 999 Ponce was an unexpected pleasure; they delivered everything on time, on budget and exactly as promised.” 

On March 23rd, 2018, Sherri and Andrew leased 4,680 SF to Deal Partners at Crossroad Commerce Center, 4469 NW 97 Avenue, Doral, FL 33178. Sherri Beregovoy represented the Landlord, Crossroad Commerce Park. The Tenant was represented by Cornerstone International Realty.

On May 9th, 2018, Sherri and Andrew leased 4,680 SF to AIB Internacional, LLC at Crossroad Commerce Center, 4477 NW 97 Avenue, Doral, FL 33178. Sherri and Andrew represented the Landlord, Crossroad Commerce Park. The Tenant was represented by Eric Velazco of Cornerstone International Realty.  

On September 10th, Sherri and Andrew leased 9,464 SF at Crossroad Commerce Center, 4429-4439 NW 97 Avenue, Doral, FL 33178. Sherri and Andrew represented the Landlord, Crossroad Commerce Park. The Tenant was represented by Andrew Fernandez of CBRE.


Full Life Ministries renewed their 7,239 square foot lease at the Golden Glades Office park at 1515 NW 167th Street. Ted Konigsberg of Infinity Commercial represented the landlord. The tenant represented itself. Mr. Konigsberg crafted the terms of the renewal in the tenant’s original lease, five years ago.

On September 25th, 2018, German E. Ochoa Dentistry leased 1,500 SF at the Pembroke Lakes Professional Center, at 12301 Taft Street in Pembroke Pines, FL . Ted Konigsberg represented The Landlord. The Tenant was represented by Peter Medina of TrueQuest Realty. THE PEMBROKE LAKES PROFESSIONAL IS NOW FULLY LEASED!

Sherri Beregovoy leased 1,011 SF of class “A” office space at Brickell Bay Tower at 1101 Brickell Bay Drive to the Chapman Law Group in February. Sherri represented the Landlord. The Tenant represented its own interests.

Infinity Commercial Real Estate announces it's newest land listing located at 6120 W US 27, Clewiston, FL 33440. It is directly across the Airglades International Airport, which is close to FAA approval for Cargo and Perishables. It is just $65,000 per acre ($1.50 per square foot). It fronts US 27, the DOT designated North/South cargo corridor for Florida. It is only 93 miles to Miami International Airport, 102 miles to Port of Miami, 86 miles to Port Everglades, and 82 miles to Fort Lauderdale/Hollywood International Airport, 324 miles to Georgia State Line.
